Stage 1:

Where your build begins

Discovery

Foxridge offers a multitude of options from bungalows to two-storeys, ranging from 1,600 to 2,700 sq.ft.

After you finalize the blueprint of your home, the next layer of customization is to select the materials and finishes that will ultimately define the look and feel of your home.

Show Homes

Visiting show homes is an invaluable step in your home-buying journey. You have the opportunity to walk through and tour various home models, providing a tangible feel for the space, functionality of the layout, and allow you to visualize you and your family living there.

Additionally, you have the chance to make an appointment to speak with one of our Sales Representatives. Show homes also serve as a source of inspiration, showcasing the latest trends in home design and décor.

Stage 2:

Now it’s time to bring your vision to life

Offer to Purchase

Now that you have picked a community, lot and home concept, it’s time to sign an Agreement to Purchase document and finalize the sale.

You are now a Foxridge customer and the process of building your dream home is about to unfold!

Congratulations!

Released to Drafting

Your address has been released to our drafting department where they create the drawings for your home.

Once the drawings are complete, they will be submitted to the building permit office and engineer for review and approval, as well as the developer for your chosen community to ensure they meet community guidelines.

Released to Construction

When the building permit office and engineer has approved your home’s plans, a building permit will be issued and the construction of your home can proceed.

DesignQ

The fun part begins! You’ll have two appointments at designQ (our 4,000 sq.ft design centre at Qualico’s head office).

The first will be to select the exterior colours of your home. You will then be in contact with Superior Cabinets where you will have your own dedicated kitchen designer to help you plan your space. The final appointment will be back at designQ to select the finishes for your home including cabinetry and colours, hardware, plumbing, etc. and any upgrades you may want to add.

Before your scheduled appointments, you are welcome to book an appointment to tour the design centre open house (open Thursday evenings), to get a head start on browsing the many different design selections.

Stage 3:

Construction Stages

Foundation

Construction has started! Your piles go into the ground, acting as support for your home’s structure. Your new home’s foundation is excavated, then the foundation walls are installed and damp-proofed.

The foundation is left to settle for approximately one week, allowing the concrete to cure before backfill.

Framing

This is the point where your home is framed; putting up the exterior walls, interior partitions, and the roof overhead.

After the framing, windows and doors are installed, your home is starting to get its final shape.

Rough-Ins

Electrical and plumbing services are roughed in, as well as utilities like water, Hydro, phone and cable.

This milestone ends with an “All Trades Inspection” by the City of Winnipeg to ensure your new home complies with structural, electrical and plumbing codes.

Pre-Drywall Walkthrough

Once your home is fully framed, you’re able to walk through your home for the first time!

Our site supervisor will reach out directly to book a date that works for you to tour your home.

Finishing Touches

Now is when all the design selections you chose during your designQ appointments come to life in your home!

All your walls are painted, flooring is installed, plumbing and electrical fixtures are put in place, and cabinetry is installed according to your specifications.

Clean Up

The construction of your home is complete and we are now tidying up so you can see it for the first time all put together.

Our site supervisor will take you through your home and advise you of any outstanding items that are to be completed prior to your possession day.

Stage 4:

Possession

Move-In

You finally get the keys to your brand new home!

This happens after we get approval from our Solicitor that all documents and funds are in place. After you meet with your lawyer to acknowledge all final documents, you will receive the keys.

Post Possession

You are now entered in our after-care program, serviceQ. If you have any questions about the technicalities of your home, they can be answered by our team of experts. After this, you’ll be receiving seasonal home maintenance reminders from our team, which will not only help you run your home, but help ensure you qualify for warranty coverage in case anything is amiss.

We’ll check in on the one-year anniversary of your move-in date, which is when coverage for defects in material, labour and design runs out. We want you to submit anything you can claim before the deadline.

Landscaping

Along with your offer to purchase, you’re given a one-year deadline and guidelines to complete your home’s landscaping.

Exterior work including decks, landscaping, fencing, sodding, sheds and even play structures need to wait until you’ve gotten the final grade approval on your home (completed in the spring). Once you have received the final grade, you can begin landscaping (refer to the developer guidelines specific to your subdivision and property). Once complete, you’ll have to notify our office where we’ll do a final check and ensure all the criteria has been met.

Final exterior work that is seasonal (including stucco, masonry and concrete) may also be completed at this time as it’s on hold until temperatures are consistently above 4 Celsius.

Warranty

We’ll continue to reach out on milestone events like the 2-year, 5-year and 10-year anniversaries of the possession of your home. This is to make sure you report anything that’s covered by our extended warranty before these important deadlines.

Plumbing, heating and electrical distribution systems are covered up to 2 years, the building envelope is covered up to 5 years, and the home’s structure is covered for 10 years. We’ll send you reminders to make sure you check in on the health of your home, and inform our warranty manager of anything wrong so we can make things right.
